SM Architectural and Construction Consulting Services Inc. provides architectural and construction consulting services to residential and non-residential building construction projects in the Greater Toronto Area.

Schematic and Conceptual Design
The Company will offer schematic and conceptual design services to establishments planning to invest in the construction of a new building or remodelling an existing infrastructure. This service is considered as the first phase for every architectural design. Here, the architects, in collaboration with the client, take all the requirements and specifications of the client into consideration in order to produce a first draft footprint of the area. The architects will perform
a sketch or footprint either by hand or with the support of computer software. The ultimate goal is to produce a rough sketch of the design including the site and floor plan, elevations, spatial relationships and scales. With the initial footprint, the architect is able to perform initial cost estimations and verify jurisdictional regulations.
Preparation of Design Development Documents
In sequence of the schematic and conceptual design, this step aims to finalize the site and floor plan, elevations, sections, description of the building systems, materials to be used and project
data. Through this service, the Company will dive deeper into the design and assures that all relevant details are considered, including zoning-related statistics, occupancy class, code characteristics, and other general structural details. As a result, a first architectural draft plan is developed, including all relevant dimensions, which will function as the foundation for the construction documents, which follows next.
Preparing of Construction Documents
Plans, elevations, and other drawings are refined to produce a set of drawings and specifications that will be used to erect the building. The Company’s architect will work with the client to select appropriate materials and finishes to ensure a high-quality final building.
The Company’s architect will coordinate with other design consultants (i.e., civil, structural, or mechanical engineers) that may be needed for the project, depending on its complexity or as
required by law. The drawings and specifications represent a legal definition of what the contractor will build, along with other documents produced during bidding, known collectively
as the contract documents. A complete set of construction documents helps minimize unforeseen problems and cost overruns during construction.
Providing Architectural Consultancy
The Company will provide consultancy services for clients requiring further assistance in the planning and design phase of a project. This service will be offered to other architects handling challenging projects who are in need of collaborators and partners to deliver successful designs and plans. Clients may avail this service when changes in the project specifications are needed.
